Preparing your home
Before possible buyers visit your home it makes sense to take a few steps to make sure they get to see it in its best possible light. Many of these are obvious, but it’s always worth trying to make a good impression.
First impressions do count so neat and tidy pathways, mown lawns and uncluttered hallways always make a difference and it might be worth asking a friend or neighbour to look after your cat or dog during viewings.
Make sure all your rooms are clean and tidy. De-clutter where you can and it might be worth depersonalising rooms so that buyers can see the full potential of the space. If a room has a specific purpose, then make sure buyers can see that.
It is often said that the smell of freshly baked bread or fresh coffee is welcoming, but it is equally worth remembering that certain strong food smells might put off some buyers so it is perhaps worth not cooking fish, curry or bacon before viewings in case the smell lingers.
Before putting your property on the market it is probably worth fixing those small DIY jobs that you’ve put off until now like dripping taps, chipped woodwork and light fittings that need replacement bulbs.

Selling your home - Frequently asked questions
Energy Performance Certificate (EPC) or Predicted Energy Assessment (PEA), are still required by European law although unlike the arrangements for Home Information Packs (Hips) We do not require this before marketing we must be in possesion of a proof of order prior to marketing.
Viewings – should I be in or out?
We would generally recommend that you are out the first time someone comes to view your property. However for the second or third viewings it may be useful for you to be in as the purchasers may have questions about the property and the area which you may be able to help them with. Obviously whether you are there or not is entirely up to you.
What happens when you receive an offer for my property?
When we receive an offer for your home we take steps to ensure that the offer is financially viable and that the stated position of the purchaser is correct. We have a legal obligation to achieve the best possible price for you and this is the cornerstone of all our negotiations on our vendors’ behalf.
