Frequently asked questions (FAQs)

How do I arrange a viewing?

Please try to give us 24 hours notice when arranging a viewing – and more if you want to see several properties on the same day. Saturdays are our busiest times so the more notice you can give us, the better the chance you will have of getting the time slot that you want. Please don’t bring pets on viewings and although young children are welcome, they can be a distraction when you are trying to take in information and some people find that leaving them with a friend or relative for the first viewing of a property makes things easier.

What is an (EPC)?

An (EPC) gives you information about the energy rating of a property before you decide to make an offer. It is now a legal requirement for properties to have an Energy Performance Certificate (EPC) or Predicted Energy Assessment (PEA) sustainability information (required for newly built homes).

How do I make an offer?

My offer has been accepted, what happens next?

We will provide you with written confirmation that your offer has been accepted and pass this on to all interested parties such as the seller and their solicitors. You should immediately advise your solicitor and mortgage provider and your estate agent, if you have one, all of which will commence their own processes. If you require a survey you should instruct a surveyor as soon as possible. A provisional move date is usually agreed at this stage but, as the sale process is subject to many variable factors, this is frequently a ‘moving target’ and often changes. We will be happy to help at any stage so please call or email us at any point during the process.
