Essentially, there are four stages to the process of selling your property and we can help you in each stage ;

Stage 1: Choosing & Appointing an Estate Agent

The first step in selling your property is to choose & appoint an estate agent who will appraise your home and advise on likely values, preparation & marketing. However, with so many agents to choose from many people find this a daunting and difficult task and certainly making the right choice at the outset will help you to determine the best possible outcome. Stage 2: Preparing your home

We become so familiar with our own homes that it’s sometimes hard to see them through others’ eyes. But if you want a successful, quick sale, that’s exactly what you have to do – as somebody once said , “ you never get a second chance to make a first impression “

All viewings will be accompanied by our staff and we will follow these up to gain valuable feedback. During this period we will give you regular updates on progress and provide you with regular marketing reports which show actual numbers of online enquiries to help gauge the level of interest that your property is receiving. We will be pleased to discuss progress at any time, until a Sale is agreed.

When an offer is received we will relay this to you immediately with as much relevant information as we are able to provide to help you reach a decision .The sort of information we will discuss with you includes ;

  • What is the source of their funds ,mortgage, cash or is their purchase dependent on the sale of their own property?

We will negotiate as much as necessary on your behalf and we never loose sight of the fact that it is our job to get you the best possible price for your property.

Once a sale is agreed, we will write to all parties and confirm the details of the Sale.

Stage 4 : The Conveyancing Process, Exchange of Contracts & Completion of the Sale

Once you have selected & instructed a Solicitor to act for you [if you don`t have anyone in mind we can help by providing recommendations & obtaining quotes] we will then provide them with details of the sale, the buyer and their solicitors.

Both solicitors will start to correspond and so the conveyancing process starts.

Simultaneously, your buyer will arrange for a surveyor to inspect the property and if they need a mortgage they may also require a separate mortgage valuation to be carried out. At this point, it is quite usual for various issues to be raised by the buyers and/or their advisors and this is often where a good agent earns their salt by helping to overcome any issues before they become bigger problems and dealing with any other buyers, solicitors & agents whom may be involved if there is a `chain` of related sales either below you or if you are buying on, above you.

We have found over the years that there are very few problems that are insurmountable but invariably these are only resolved by communication & negotiation, something which we have become quite good at!

Once an exchange of contracts takes place, a mutually agreeable date for completion of the sale is set which is your moving day and the time to celebrate !
